What we would tell a friend The good The light. From two in the afternoon the whole floor turns warm and stays that way until it goes. No neighbouring building will take that away: the quay in front is protected. The less good There is no lift, and the stairs are steep — original, narrow, and listed, so they cannot be replaced. Carrying a sofa up is a two-person job with a plan. Heating District heating since 2019. Last winter cost 1,340 for the year, which the current owners are happy to show you. The building Eight apartments, owners' association meets twice a year, reserve fund 61,000. The roof was done in 2022; the facade is planned for 2027 and budgeted. Parking One permit per apartment, roughly a four-minute walk. The waiting list for the garage under number 20 is about a year.
Viewings We show this apartment on Thursday afternoons and Saturday mornings, in half-hour slots, one party at a time. No open house: we would rather answer your questions than manage a queue. Vermeer & Doorn Havenstraat 4 +31 10 555 0142 kade12@vermeer-doorn.example What happens after a viewing 1 You think about it. We do not ring you the next morning; if we have not heard in a week we send one email and then leave it. 2 If you want to bid, you bid in writing, with your conditions in the same message. We pass every bid to the owners unedited. 3 The owners decide on a Thursday. Everyone who bid hears the same day, including the ones who did not get it. 4 A structural survey takes about a week to arrange. We will hold the property for it once an offer is accepted. Measurements are indicative and taken on site. The energy label is C, valid to 2031. Nothing in this brochure is an offer; everything in it is checked.
